Through the work of the Commission's Land Subdivision Committee, SSCRPC staff are responsible for the review of all proposed subdivisions, large-scale projects and planned unit developments for Springfield and Sangamon County.
CITY OF SPRINGFIELD
SANGAMON COUNTY
Subdivision of Land (1) Division of land into two or more parts, any of which is less than five acres in size (see Section 153.105 for exemptions); (2) Dedication of streets or easements of access; (3) Creation of a planned unit development; (4) Creation of a planned experimental development; (5) Creation of a large scale development; or (6) Actions resulting in a new description of land not previously recorded.
Minor subdivision - is designed to allow an abbreviated review and approval process for small subdivisions. A minor subdivision is a creation of a total of up to 3 lots which front along a public road from which access is permitted.
Site Development Plan - A site development plan is required when shared access easement are being used, when the development is a large scale development, or in other instances determined by the Planning Commission.
Large Scale Development - A form of land subdivision which involves the development of any residential, office, commercial, industrial or mobile home development which proposes to contain more than one (1) principal structure on more than ½ acre of land or any one development consisting of more than five (5) acres, regardless of the number of structures. For jurisdictional purposes, property located within the corporate limits of the City of Springfield shall be subject to requirements of the City Zoning Ordinance Section 155.052 et seq.; for property located in Sangamon County, refer to Sangamon County Zoning Ordinance requirements.

MEETING INFORMATION
The Land Subdivision Committee (LSC) is a sub-committee of the Springfield Sangamon County Regional Planning Commission (SSCRPC) appointed to provide a technical review of all subdivisions within the City of Springfield and unincorporated Sangamon County. "Subdivisions" include subdivision of land, large scale developments, site development plans and planned unit developments. The LSC is advisory only and makes a recommendation to either the SSCRPC or to the City Council.
